The door wouldn’t lift more than eight inches, and the right side sagged hard when the opener tried to pull it. What we found was a torsion spring that had snapped clean at the coil, a 0.225-inch wire diameter spring that had been carrying this double-wide door since the house was built in 2006. We replaced both springs as a matched pair, balanced the door, and reset the opener’s travel limits. The result is a door that lifts with one hand and doesn’t fight the opener on the way up. This is what we see on many Chandler homes built in the mid-2000s: original springs at the end of a 10,000-cycle service life, and that’s the honest number, not a guess.
Bent Track Repair in the Sun Groves Area
A tenant had backed into the left track, pushing it inward by about two inches and forcing the rollers to bind before the door even reached the halfway point. The previous fix, we found out later, was a strip of duct tape wrapped around the track where the bend started. We removed the damaged section, reinstalled a new track segment, and realigned both rails to within an eighth of an inch. The door now travels its full arc without hesitation. Nobody’s parking inside that bay until the opener’s limit switch was recalibrated, which we did before leaving.
Full Door Replacement in Ocotillo
The original door was a 1998 steel pan design with a lower panel that had rusted through along the bottom rail, and the wood frame behind it was starting to soften from three monsoon seasons of standing moisture. We measured the opening, ordered a Clopay insulated steel door with a factory finish matched to the home’s trim, and installed new track, new springs, and new seals. We also corrected the header bracket, which had been shimmed with a piece of cedar shingle by a previous installer. The new door seals tight against the opening and the spring set is matched to the door’s weight, not the old door’s weight. That matters more than most people realize.
Opener and Logic Board Failure in the Dobson Ranch Area
The homeowners reported the opener would run but the door wouldn’t move, and the wall button had started flashing in a pattern they couldn’t interpret. We found the logic board on a 2009 LiftMaster had failed, and the trolley carriage was worn to the point where the opener had been grinding away at the rail for months. We installed a new LiftMaster opener with a fresh logic board, replaced the trolley carriage, and programmed the travel limits and force settings to the door’s actual weight. The photo record we left includes the failed board and the worn carriage, because that’s the kind of evidence you should keep.
Weatherseal and Bottom Seal Replacement in the Warner Ranch Subdivision
Chandler’s summer heat had baked the original bottom seal into something closer to plastic than rubber, and the side weatherstripping had pulled loose at both corners. The result was a gap large enough to let dust, insects, and the occasional scorpion through. We removed the old seal, cleaned the retainer, and installed a new vinyl bulb seal along the bottom and fresh weatherstripping along both jambs. The gap at the floor is gone, and the door now seats evenly along the full width. Simple fix, and one that makes a difference the first time a monsoon storm rolls through.
