Craftsman Weather Seal Replacement: The Chandler Owner’s Guide
We stock and install Craftsman-compatible weather seal replacement in Chandler for $85-$180 installed, depending on door width and whether the retainer channel needs to be swapped too. Most Craftsman bottom seals in the Chandler area fail from heat embrittlement: the vinyl hardens, cracks at the fold points, and starts letting daylight, dust, and monsoon water under the door. You’ll typically notice it first as a visible gap at one corner, or as a line of light across the garage floor when the door is closed.
We’re an independent service provider, not affiliated with Craftsman. That matters because we’re not limited to one parts catalog. If the OEM Craftsman seal for your model is on backorder or priced oddly, we carry quality aftermarket equivalents that match the original T-channel or bead-style profile exactly.
Which Craftsman Models This Applies To
Craftsman garage doors shipped with two bottom seal profiles over the years, and the one you need depends on the retainer channel already bolted to your door. Doors built before roughly 2005 usually use a round-bead seal that presses into a round aluminum retainer. Doors built after that, including most Craftsman doors installed in Chandler homes built 2015 and later, use a T-channel seal with a flared top that slides into a rectangular aluminum track.
Here’s the compatibility gotcha we see constantly: the two profiles are not interchangeable. A T-channel seal will not stay seated in a round-bead retainer, and forcing it damages the aluminum. The reliable way to identify what you have is to look at the end of the existing seal where it meets the door jamb. If it’s round and rolls out of the track, it’s bead-style. If it’s flat with a flared top, it’s T-channel. You can also measure the channel opening: round retainers are typically 3/16 inch, T-channels are 1/4 inch. Marcus Deller has pulled enough of these off doors in the Ocotillo district to tell you which one you have from a phone photo.
For most Chandler homes, we recommend a quality aftermarket T-channel seal over the OEM Craftsman part. The material spec is what matters here, not the name printed on the bag. We use a UV-stabilized vinyl that holds up to Chandler’s heat cycles, and it runs about $35-$55 as a component before labor.
Signs Your Craftsman Weather Seal Replacement Is Failing

- Visible light under the closed door. This is the classic one, and it’s usually worse at the corners first. The seal has taken a permanent set from sitting compressed under door weight, or it’s cracked and no longer making full floor contact.
- Dust, leaves, or monsoon water on the garage floor near the door. Chandler’s summer dust storms find every gap. If you see a fan-shaped dust line inside the door, the seal isn’t the only barrier it should be.
- Chalky, cracked, or brittle-feeling seal material. AZ heat breaks down the plasticizers in vinyl. A seal that’s gone hard and white-ish at the surface has lost its flexibility and will tear, not bend, under the door.
- Seal pulling out of the retainer channel at one end. This usually means the aluminum retainer got bent by something, or the seal shrunk lengthwise in the heat and walked itself out. Shrinkage is common on black seals exposed to a west-facing Chandler sun.
- Rodent or pest activity in the garage. A gap under the door is an open invitation, and Chandler’s pack rat population takes it. If you’re finding droppings near the door track, check the seal before you call pest control.

AfterReplacement Cost & What’s Included
In Chandler, a Craftsman weather seal replacement runs $85-$180 installed. The spread accounts for three things: single vs. double door width, whether the aluminum retainer channel is reusable or needs replacing, and whether we’re pulling a deteriorated old seal out of a channel that’s been siliconed in place by a previous owner. The seal itself is $35-$55. Labor is the rest.
You’ll get a flat, written price before any work starts, per Clause 1 of The Haven Standard. That price covers the seal, removal of the old one, cleaning any debris out of the retainer channel, installation, and a function test. We photograph the failed seal before we touch it, show you what we found, and include that photo in the documented record we leave with you. The work is covered by our 365-Day Done Right Promise: if it’s not right, we make it right.
DIY or Call Us?

Replacing a bottom weather seal is one of the safer garage door DIY jobs. No torsion spring tension is involved, and you don’t need to remove the door. If you can slide the old seal out of the channel and the new one in, you can do this with a pair of side cutters, some soapy water for lubrication, and about 45 minutes.
Where DIY goes sideways in Chandler: the old seal is usually brittle enough to snap instead of slide, leaving chunks fused inside the channel that have to be dug out; the retainer is often bent or corroded enough that the new seal won’t seat; and cutting the seal to the wrong length means starting over. If any of that sounds familiar, call (520) 482-1879 and we’ll handle it. The seal replacement itself is not dangerous. Working on a ladder while fighting a stuck seal in a 110-degree garage is a mildly different story.
FAQs
A quality UV-stabilized vinyl seal on a Chandler door lasts 3 to 5 years depending on sun exposure, door color, and how often the door cycles. West-facing doors with dark finishes age seals faster. Call (520) 482-1879 if yours is showing cracks before year three, and we’ll take a look at what’s installed.
No, not in any way that lasts. Once vinyl has cracked or lost its flexibility, you can’t restore it, and patching a bottom seal just moves the gap somewhere else. Replacement is the only repair that works, and it’s the cheapest part on the door to replace correctly.
Most Craftsman weather seal replacements take 30 to 60 minutes from start to finish, including removing the old seal and cleaning the retainer channel. You’ll know the price before we start, and the whole visit closes with the documented photo record in your hand.
Yes. We carry standard 8-foot, 9-foot, and 16-foot T-channel and bead-style seals, plus replacement aluminum retainer channels, as truck stock. We also stock parts for LiftMaster, Chamberlain, and Genie openers in the same trucks, so if the seal job turns up a worn opener component while we’re there, the fix doesn’t wait for a second trip.
